What the market publishes
Few cleaning companies publish a price for Airbnb turnovers in Toronto. Two public references are useful.
- Toronto, Hellamaid: $283 + HST for a 1 bedroom, 1 bathroom Airbnb under 1,000 sq ft. That price includes their Airbnb listing add-on. Each extra full bathroom adds $30.
- North America, BNBCalc (May 2026): professional turnover cleaning typically runs $80 to $300 per clean. By size: $65 to $95 for a studio or 1 bedroom, up to $185 to $240 for 4 bedrooms. The guide is US-focused and its prices appear to be in US dollars.
The same BNBCalc guide says big urban markets run 20 to 30% above national averages. Toronto is a big urban market. Treat any national average as a floor.
The gap between sources is real. A quick turnover and a deep clean are not the same job. Always ask what is included before you compare.
What drives the price of a turnover
- Bedrooms and bathrooms. Bathrooms take the most time per square foot.
- Laundry. Washing and drying linens on site, or swapping in a clean set you supply.
- The state guests leave. A one-night stay and a week with kids are different jobs.
- The window between check-out and check-in. Tight same-day windows cost more to staff.
- Access. Condo fobs, concierge sign-in and paid parking downtown all add time.
- Extras. Balcony, inside the fridge, restocking consumables, a photo report.
What a turnover should include
Before you compare prices, compare the list. A turnover is not just a quick wipe. At a minimum, ask for:
- Beds made with fresh linens, towels counted per guest.
- Bathrooms cleaned and checked for hair, toilet, shower, mirror and floor.
- Kitchen reset: dishes done, fridge cleared of guest food, counters and stovetop wiped.
- Floors vacuumed and washed, trash and recycling out.
- A damage and missing-items check, with photos.
- A restock check on consumables like toilet paper, soap and coffee.
If a quote leaves out the photos or the damage check, you are the one who finds the broken glass. Usually when the next guest messages you.
Flat price or open-ended bill?
Some cleaners bill for the time spent. Others set one price per unit. For a host, a flat price per turnover is easier to plan around.
- You can set your listing's cleaning fee once and know your margin.
- A messy stay doesn't turn into a surprise invoice. Extras are agreed before the work starts.
- Comparing quotes is simple: same unit, same list, one number each.
Toronto specifics that change the math
Toronto only allows short-term rentals in your principal residence. If you rent the entire unit, the cap is 180 nights per calendar year. If you rent part of it, up to three bedrooms, there is no night cap.
That matters for cleaning. An entire-unit host has a limited number of stays, so each turnover has to protect the next booking. A partial-unit host has guests in shared spaces, so the clean covers the guest rooms and the shared bathroom and kitchen.
Our guide to Toronto's short-term rental rules covers the details.

Book onlineTips for Toronto hosts
- Set your cleaning fee from your real cost per turnover, not from what the listing next door charges.
- Write a one-page house profile: access, bed setup, where supplies live, what guests usually break.
- Keep two full sets of linens per bed. The turnover never waits for the dryer.
- Ask for photos before every check-in. They settle damage questions with guests.
- Book your regular dates ahead. Same-day requests are always harder to cover.
- Put your City registration number in every listing. The City requires it.
